Community Land Trust

​Owning a home offers families stability, an opportunity to build equity and a place to establish community ties and lasting friendships. A growing number of families want to own a home, but are unable to afford homes offered for sale on the traditional real estate market.To address the need for homes that households with limited incomes can afford, Housing Humboldt established the Humboldt Community Development Land Trust. Today, there are twenty-two homes in Arcata, California that are part of the Humboldt Community Development Land Trust.

The Humboldt Community Development Land Trust is modeled after the “Community Land Trust” form of homeownership. As in other communities throughout the nation, land is held in trust (in this case by Housing Humboldt) for the community. We build homes that are offered for sale to households qualified for a private mortgage, who cannot afford to purchase a home on the traditional real estate market. The homeowner does not own the land, but has the right to use the land responsibly and for as long as the family wants to live in the home.

Households that want to purchase a Community Land Trust home agree that they have an opportunity to earn a fair, but limited return on the investment so that the home remains affordable to another low-income family in the future.
